Industry Expertise: 3-5+ years of dedicated Project Accounting or Construction Accounting experience. You understand the unique rhythm of a construction site and the financial requirements of a developer.

The \"Sage & Yardi\" Edge: Proficiency in Sage 300 CRE (Timberline) for job costing and Yardi Voyager for corporate/property accounting. Experience with the data flow between these two systems is a significant plus.

Draw Mastery: A proven track record of preparing complex Lender Draw Packages and AIA G702/G703 documents with 100% accuracy to ensure consistent project funding.

Technical Accounting Depth: Solid understanding of Percentage of Completion (POC) revenue recognition, job cost accruals, and intercompany reconciliations.

Analytical Mindset: The ability to look at a WIP (Work-in-Progress) report and identify budget variances or potential cash flow bottlenecks before they become issues.

Education: Bachelor's degree in Accounting, Finance, or a related field.

Responsibilities

  • Financial & WIP Reporting: Prepare monthly Work-In-Progress (WIP) reports, analyzing over/under billings and communicating budget variances to Project Managers.
  • Construction Draws & Billings: Manage the full cycle of the draw process , including preparing AIA G702/G703 documents, coordinating with lenders, and ensuring all backup documentation (invoices, receipts) is organized.
  • AP/AR Management: Oversee project-specific accounts payable and receivable. Ensure subcontractors are paid accurately and timely while maintaining strict compliance with contract terms.
  • Compliance & Lien Waivers: Collect, track, and verify lien waivers from subcontractors and vendors to mitigate risk. Ensure all insurance requirements (COIs) are up to date before payments are released.
  • General Ledger & Month-End Close: Perform GL reconciliations, journal entries, and assist in the preparation of monthly financial statements specifically for the construction division.
  • Audit Support: Assist in year-end audits and provide necessary documentation for workers' comp and general liability audits.
